There’s really quite a lot to like about this three-bedroom, three-bath condo, located in convenient-to-most-everything Lenox Hill, on the Upper East Side of Manhattan. Just four blocks from Central Park, the recently built Touraine full-service building offers 24-hour doormen, a concierge service, a library, wine cellar with private wine lockers for residents, gym, landscaped roof terrace with an outdoor fireplace and great views, plus refrigerated storage, bike storage, and personal storage containers. The apartment itself is 1,853 square feet, asking $4.995 million. It’s listed by Michelle Griffith, formerly of Compass, now at Douglas Elliman.

The Italian owner of the apartment, Jonee Sopher, sought out noted designer Sasha Bikoff for interiors. The living room’s show piece is the sexy, curvaceous 70s sofa, with brass base. Gold tones reverberate through the apartment, including the gilded ceiling and the Victorian whatnot in the dining area. The Murano chandelier in the dining area and the similar mirror adds glamor, and the Donald Baechler ice cream cone picture adds humor and whimsy.

The foyer greets visitors with a mirrored dressing table, white marble flooring, and a black and white palette. The kitchen, with custom millwork and cabinetry and Calacatta marble counters, seems to be inspired by Le Creuset Flame cookware.

Situated away from the other bedrooms, the primary suite affords its residents a quiet retreat, complete with a dressing area, a walk-in and an additional closet, and a five-fixture spa bath clad in Calacatta and Arctic gray marble. The bedroom ceiling is tiled with antique mirrors and the walls are lined with ivory silk. More gilt appears on the carved bedframe, which is upholstered in pink velvet, for a 1960s Palm Beach feeling. Another Murano chandelier holds court in this room.

There’s also a second bedroom suite, a third bedroom used as an office (with a sofa upholstered with fabric depicting vintage style puddings and cakes), a laundry room and excellent closet/storage space. All these add up to a whimsical yet feminine fantasy space.

It all sounds great, right? Well, just one issue. We hope the new owner doesn’t mind leaving bowls of vinegar around, since the apartment is likely to smell like cigarettes. Yes, the current owner smokes so much, according to The Real Deal, “that the fumes climb all the way from her third-floor unit to the 15th-floor penthouse. […] Two investigations and a grab-bag of complaints later, the Board claims it has spent more than $50,000 on renovations and contractor fees to prevent the odor from seeping into neighboring units.” Well, open windows, vinegar, and a lot of Killz paint will set that right.
